Additionally insured: Spectrum Properties|Emery, LLC, Eight Corporate Centre Acquisition Company and Nine Corporate Centre Acquisition Company Certificate Holder: Spectrum|Emery, LLC. 6100 Tower Circle, Suite 150 Franklin, TN 37067 1.INSURANCE. *Commercial General Liability Insurance (1986 ISO form or the equivalent) *Combined Single Limit Bodily Injury & Property Damage combined: *$1,000,000 each occurrence *$1,000,000 general aggregate-each project and/or location *Business Automobile Liability Insurance *Single Limit Bodily Injury & Property Damage combined: *$1,000,000 each accident *Include the Waiver of Subrogation. Certificates of Insurance evidencing the above referenced insurance coverage shall be submitted to and approved by Agent prior to the commencement of work under this Agreement. Owner and Agent shall be listed as Certificate Holder. The Certificate of Insurance must specifically state that the Certificate Holder will be provided thirty-(30) days prior written notice on non-renewal, cancellation, or material reduction of coverage. The Certificate of Insurance must also state that Owner and Agent are Additional Insureds with respect to all coverages (except Workers’ Compensation) on a primary and non-contributing basis regarding Contractor’s operations. Contractor will provide a waiver of subrogation applicable to all coverages evidenced by the Certificate of Insurance in favor of Owner and Agent. Contractor’s failure to provide evidence of insurance as required herein shall be deemed a default under the terms of this Agreement.
